Utilities & Variable Charges
Water, sewer, and other applicable utilities are not included in your rent. Residents are responsible for these charges based on actual usage. These charges are billed separately from rent and are outlined in your lease agreement. Failure to pay variable charges may constitute a lease violation.
Pursuant to Virginia Code § 55.1-1204.1, ‘Rent’ includes all money owed to the landlord under the lease agreement, excluding the security deposit. For updated rental rates, please check our floor plan availability page(s).

- Pets shall not be over 25 lbs. at FULL maturity, and with a maximum of 2 pets allowed per apartment unit.
- The following breeds are restricted from Colonnade Apartments: Pit Bull Terriers, Rottweilers, Doberman Pinschers, Chows, and Spitz.
- A non-refundable one-time fee is required for all pets.
- Additional fees required.
